Inspections

Regular inspections are a crucial part of commercial roofing maintenance, designed to identify and address any potential issues before they evolve into significant problems. A thorough inspection involves multiple tasks each with a purpose of its own.

  1. Visual Inspection: The initial step in a commercial roofing inspection involves a visual survey of the roof’s condition. This includes the examination of the roof’s surface for signs like standing water, damaged flashing, cracked or blistering membranes, or any visible signs of wear and tear.
Our analyst will thoroughly examine your roof. And while we’re up there, we will also remove unwanted vegetation, trash and debris from roof surfaces, as well as clear the roof drainage system.
  2. Detailed Evaluation: This involves looking at specific areas more closely, such as the roof’s edges, penetrations (such as vents and pipes), and roof-mounted equipment. The inspector looks for defects, such as loose or broken seals, punctures, or other damage that could lead to leaks.
Utilizing Infrared Thermographic Technology, we can scan deeper to identify areas of moisture within the roof system. Our infrared camera can superimpose an infrared section over a digital image of the area being inspected, simplifying reference and location. This non-destructive testing can identify issues before the roof system manufacturer’s warranty expires, so some, or all of the costs can be covered under the warranty.
  3. Interior Inspection: The interior of the building is also inspected for signs of roof damage. This may include checking for water stains or leaks on the ceilings and walls, inspecting the insulation for signs of moisture, and ensuring that ventilation systems are functioning properly to prevent moisture buildup.
  4. Documentation: A crucial task in any inspection is documentation. Detailed notes, photos, and diagrams are recorded to provide a thorough understanding of the roof’s condition. This record serves as a reference point for future inspections and can be vital when planning repair or replacement projects. When you sign up for Adams Roof Management, you gain access to a database cataloging all your inspection data, past and present.
  5. Assessment and Recommendations: Upon conclusion of the inspection, the inspector will present a complete report of the overall condition of the roof, including a roof plan drawing, a multiple-point roof inspection review, photographs, along with appropriate recommendations.
We will recommend corrective action regarding any repairs that may be necessary and assist in preparation of a 5 year repair and/or replacement budget. This could include preventative maintenance, immediate repairs, or even a full roof replacement, depending on the severity of any issues discovered.

It is crucial to hire certified professionals to ensure the longevity and safety of your building. Trust R. Adams Roofing to perform every inspection thoroughly and accurately. Regular inspections and proactive maintenance are the best ways to protect your investment and extend the lifespan of your commercial roof.
